Difference between covered area and land area

The construction of houses on turnkey contracts is based on the construction cost per m² which requires a covered area in accordance with the drawings. All articles and videos about Team Overc costs are based on covered areas. Clients are often disoriented in covered areas and land. Today, we will explain the difference between the area covered and the land area and how to calculate them for the construction cost per m².
We will take 5 plots of Marla as an example for this article. The land area is also known as the parcel and its size is usually 25 × 45 or 125 square meters. The way to calculate the land area is very simple because we multiply the length of the plot by its width and we get the land area. For example, in this case, we multiply by 25 and 45 and we get 1125 square feet, that is the area of the land or the plot of land of the house. This area figure can not be used to calculate the cost of building your house. Considering that the covered area is the area that is built on this land. As you can see in the video, the highlighted area is the unobstructed area of the land and will not be considered in the covered area as no construction has been made in this area. The area in the middle is where the construction will be made. So the land area was about 1125 square feet and if we remove the side that will not be built, it will remain about 75% of that which will be 900 square feet, it will be the floor area covered. If you are building a multi-storey building, you can add the covered area of that floor to that 900 square feet. For example, the covered area of both floors is identical. You add 900 square feet on the ground floor to 900 square feet on the first floor. ft2 This will be your covered area of the house.
In another scenario, for example, your covered building is not rectangular. As you can see in the video above, the built area is of different shape and block. In this case, it may be impossible for a layman to calculate the area covered. The best way to do the math would be to divide your built surface into different blocks. If your blocks are rectangular or if the walls are 90 degrees only, it is possible to manually calculate the area covered. If your building area is not rectangular or square, then you will need to use software such as autoCAD to calculate the covered area of the house. There are many MEP Contractors in Lahore and you can hire them for your small to large scale projects. The large scale projects include the construction of schools, buildings, hotels and hospitals.
To calculate the total covered area of this house, please take the covered area of block A, for example, it is 10 × 20 = 200 square feet, then repeat the same formula for blocks B and C, then add the three total numbers. to get the total covered area of the building.
In another case, if the house has chamfered corners or a rounded area in the built area. There is no way to manually calculate the area covered. To calculate this covered area, you will need to consult a draftsman or architect. You can also use software such as autoCAD if you know it perfectly to calculate the area covered by the built area.
We hope that the difference between the area covered and the land area is now clear and no longer confusing. Make sure to use the covered area for your building cost per square meter instead of the area of the land. For more: www.ittefaqgroup.pk/
